  • Looks like it is time for my annual post...

    ...it sure seems that way.

    Anyhow...

Well, we bought that house I blogged about last April.  And we love it.  We really love living there, but I will be honest and say that it was a bit of a transition.  For those of you who know the Denver, CO area, I used to live in a community called Highlands Ranch.  For the uninitiated, it is White Suburban Hell and it looks like a city Walt Disney himself would be proud of.  Not a thing out of place and not a speck of rubbish on the ground.  It appears to be practically perfect in every way.  Only, my idea of beauty is not homogenized perfection.  I am much more drawn to the beauty of the broken, and even though I love Disneyland, I don't want to live there.  So after several years, I decided to get off Mr. Toad's Wild Ride and head just a bit north to South Denver.  The community I now live in is more diverse, more eccentric, more honest, less perfect and entirely more suited to my broken little self.

I have done lots of gardening and I plan to do far more in 2008.  There is something about getting my hands dirty and wet that I just love.  It is very nourishing to my spirit.  And hopefully by mid to late spring, it will be nourishing to my body as well.

What else is new?  Hmm.  Not that anyone reads this anymore.  I suppose I am really writing this for myself.  It is a sort of place marker or stone alter (reference to an old post about making soap.)  It allows me to, in another year, see where I was and where I've gone.  This year is bound to bring with it many suprises.  It already has in the form of my long lost brother and the prospect of being involved with my mother's side of the family again.  Who knows what will come of it, but time will tell, and so will I.  Eventually.

So I wish you (and me) a meaningful 2008.  I cannot wish for a hurt free year.  I cannot wish for a trouble free year.  I cannot wish for a pain free year.  These things are as inevitable as the sunrise and sunset.  But I do wish for a meaningful, thoughtful and well lived year for both you and me.  Take care and I'll be seeing you.

  • Buying a House

Hello Xangans, how have you been?  It has been quite a while, hasn't it?

Well, I'm back for a spell.  I am in the process of buying a house here in the Denver area.  Near the South Denver area to be more specific.  Anyhow, this whole process has been very interesting, stressful and exciting.  This is my first home purchase and I could not be more excited.  The whole thing was going swimmingly until this past week.  We were our looking at a house that we were pretty interested in when our Realtor pointed out a house across the street.  She had seen it when she previewed the house we were out to see.  She called on it in an attempt to set up an appointment to see it but did not receive a call back from the selling agent.  We were about to finish for the day when she decided to call again.  She got a call back and was able to get the us in.

We loved it!  The house is a ranch bungalow, has three bedrooms, two bathrooms, a fully finished basement and is a complete remodel.  The house was purchased by a fix and flip corporation and they did an amazing job.  The kitchen and both bathrooms are compeltely remodeled and include granite countertops, beautiful tilework and new appliances.  Our realtor called on it again and confirmed that it was in our price range.  Woohoo!

The following day we entered into the crazy process of trying to buy the house.  We had all our financing in order before we went out to look at houses so getting the loan lined up was a breeze.  We made an offer and ended up accepting the seller's counter-offer.  We had the inspection done and paid for a sewer line inspection as well.  It all came in great.  There are a few things that need to be done but nothing major and nothing I can't do myself or with the help of my contractor brother-in-law.    So we moved forward mentally and started packing.  Then thhis past Wednesday we were informed that there had been a snag.  There was a problem with the appraisal which could potentially be a deal breaker.  The house appraised under the asking price.  This could possibly be great news as the seller will likely have to lower their price, however, they could possibly not agree to do this.  If that happens then we will have to walk away from this house.  Another scenario is, they could lower the price but refuse to pay any of the closing costs.  We need them to pay half the closing costs or we are out as we only have enough cash on hand to pay half the costs (just under three grand).  So we are hoping the seller drops their price to the appraised value and agrees to pay half the closing costs.  [fingers crossed]  We will receive their response to our contract amendment by 5pm today.  [toes crossed]  We will then have an opportunity to submit a counter offer if they do not come back with a favorable response.  [eyes crossed]  My wife and I are very hopeful and are doing our best to stay positive.  We were pretty anxious the day the appraisal info came in but we are feeling very peaceful about the whole thing.

I will post a follow up as soon as I know more.  Keep your fingers crossed for good news!
